POSITION SUMMARY

As Maintenance Technician you will assume duties that support the health, life, and safety of our properties and projects. You will work as part of a larger team that handles repairs, rehab and new construction projects in multifamily housing, commercial settings, and industrial / production spaces. You will be expected to support a wide range of tasks, be able to work with minimal supervision, and have a strong attention to detail and quality of workmanship.

While this position works within the Revitalize Team and reports to the Director, the Technician must also support the Associate Director, Asset Manager, Project Manager, Finance Team, Executive Team and Board of Directors. The ideal candidate will demonstrate a capacity to balance these competing demands, with minimal work supervision.

ESSENTIAL FUNCTIONS

  • Be responsible for the upkeep of commercial and multi-family housing/apartment buildings.
  • Ability to work independently across multi-county geographical area
  • Able to use a wide range of electrical and manual equipment and measurement tools.
  • Work from ladders and scaffolding on walls, ceilings, and roofs.
  • Carry out rough carpentry work, including framing walls, floors, and ceilings; finish carpentry work, including cabinetry, finishes, and trim; and finishing work, including drywall and painting

ABOUT THE POSITION

  • Repair and install doors, windows, and other building envelope components.
  • Conduct periodic quality checks on equipment and systems to ensure everything is up to standard
  • Inspect wiring, repair and maintain plumbing, repair faulty equipment, replace light bulbs and installnew equipment.
  • Maintain, coordinate, and collaborate with vendors.
  • Maintain inventory records for equipment and supplies.Competency – knowledge, skills, and abilities

  • Experience in finish carpentry and finishes work – including drywall, casework, trim, and painting.
  • Proficient with hand/power tools.
  • Proficient with construction math and measurements.
  • Understanding of the construction process and coordination with other trades and subcontractors.
  • Comfortable working in a fast-paced, dynamic work environment with multiple projects, locations, and businesses.
  • Excellent at time management, task prioritization, organization, and strong attention to detail.
  • Practice professional communication skills with tenants.
  • Able to operate computers, email, Microsoft Office, Google applications and standard office equipment (phone, copier/printer, scanners, etc.).
  • Familiarity with facilities regulations and requirements, including ADA and Fair Housing
  • Familiarity with construction workflows and industry standards.
  • Trustworthy and reliable, particularly with respect to handling confidential information.
  • Working understanding reading blueprints and construction documents preferred. Supervisory responsibilities
  • The Technician reports to the Director of Revitalize Appalachia or designee who may require assistance in responding to the needs of other members of the maintenanceteam.

Work Location and Hours of Work

The normal work week is Monday through Friday from 8:00 AM to 5:00 PM. Coalfield’s area offocus is the 21 southern West Virginia counties. Coalfield’s offices are currently located inHuntington and Charleston, WV. The chosen candidate must have reliable transportation toregularly attend work at their assigned location and other locations, as required.

  • Must have a valid driver license and able to travel to/from each assigned job site.
  • In emergency situations, the Technician must be available to work after hours including weekends, public holidays, and evenings.
  • Work environment is both indoors and outdoors.
  • Must be able to work with a diverse population, such as the elderly, disabled, and multi-family settings with a professional and responsible demeanor.

  • Must be able to move around the sites, climb a ladder, and work in confined spaces.
  • Must be able to drive and work standing or squatting.

Travel and Transportation Requirements

This is mainly a multiple site job and local travel is required. Candidates must provide reliable transportation to their assigned work location across a multi-county geographical area. Coalfield has a limited fleet of vehicles and frequent carpools to minimize travel burdens on employees. Travel expenses (excluding commutes) may be reimbursed per Coalfield’s policies and procedures.

Required Experience and Education

  • Proven work experience in the construction and/or maintenance field with a minimum of 2 years of experience.
  • Advanced understanding of general maintenance procedures and techniques.
  • High school diploma or GED

Preferred Experience and Education

  • Applicable knowledge of the 2010 ADA Standard of Accessibility Design
  • OSHA Workplace Safety Rules and Regulations
  • Certificate in HVAC, building maintenance technology or relevant field/various professional certifications related to construction or on-site job functions related to property management.
