POSITION SUMMARY

As Construction Manager you will assume the duty of being the primary point of contact for all construction inquiries, issues, and requests, redirecting and coordinating responses as needed. While this position works within the Revitalize Team and reports to the Director, the Construction Manager must also support the Finance Team, Executive Team and Board of Directors. The ideal candidate will demonstrate a capacity to balance these competing demands, work with minimal supervision, and utilize technology to manage a high volume of paperwork and organizing job sites.

KEY RESPONSIBILITIES

  • Ability to oversee and help coordinate pre-construction and construction administration in adaptive reuse project settings.

  • During pre-construction: the ability to manage a diverse project team and set of stakeholders.

  • Schedule and provide on-site supervision of sub-contractors and in-house crews to align with the phasing of projects and project tasks.

  • During construction: the ability to manage site logistics, coordination of in-house work crews and external contractors and subcontractors.

  • Promptly respond to calls and emails; direct inquiries to the appropriate person when necessary.

  • Assist Director with construction budgets, i.e., Cost Breakout, Hard Costs, Value Engineering, etc.

  • Participate in Design/Planning Process on projects.

  • Working knowledge/familiarity with local, state and federal building codes, regulations and standards.

  • Demonstrated experience in design and construction methodologies across light commercial and multifamily settings.

  • Coordinate deliveries of materials.

  • Review and submit routine vendor correspondence, invoices and receipts.

REQUIRED SKILLS AND KNOWLEDGE

  • Comfortable working in a fast-paced, dynamic work environment with multiple projects, locations, and businesses.

  • Kind and professional demeanor and attitude. Must be patient and compassionate with people and issues encountered in challenging socio-economic environments.

  • Trustworthy and reliable, particularly with respect to handling confidential information.

  • Familiarity with office organization and optimization techniques.

  • Excellent at time management, task prioritization, and organization.

  • Excellent written and verbal communication skills.

  • Proficient with computers, email, Microsoft Office and Google applications.

  • Proficient with standard office equipment (phone, copier/printer, scanners, etc.)

  • Strong attention to detail.

REQUIRED EXPERIENCE AND EDUCATION​

  • Proven work experience as a construction manager.

  • High school diploma or GED

SUPERVISION

The Construction Manager reports to the Director of Revitalize Appalachia, who may require assistance in responding to construction and project needs of other Coalfield Team Members.

WORK LOCATION, HOURS OF WORK, AND WORKING CONDITIONS

Coalfield’s offices are currently located in Wayne, Morgantown, Huntington, and Charleston, WV. The chosen candidate must have reliable transportation to regularly attend work at the multi-family sites and the Charleston office.

  • Primarily on-site environment.

  • Extensive computer operation with repeated finger motions.

  • Moderate lifting (up to 50 LBS with or without accommodation).

  • Must be able to move around the sites, climb a ladder and get to the offices and apartments.

  • Must be able to drive and work seated or standing at a desk and/or computer.

  • Must have a valid driver license.

  • The normal work week is Monday through Friday from 8:00 AM to 5:00 PM. Coalfield allows managers and employees to negotiate a flexible work schedule. Uncompensated overtime is infrequently required when necessary to meet critical deadlines or respond to emergencies.

TRAVEL AND TRANSPORTATION REQUIREMENTS​

This is mainly a multiple site job and local travel is required. Candidates must provide reliable transportation to their primary work location. Coalfield has a limited fleet of vehicles and frequent carpools to minimize travel burdens on employees. Travel expenses (excluding commutes) may be reimbursed per Coalfield’s policies and procedures.
